Spatial Patterns and Influencing Factors of Rural Land Commodification at Township Scale: A Case Study in Shijiazhuang City, North China

The rapid spread of capitalism in rural areas has facilitated land commodification (RLC). While some scholars have studied RLC, few analyzed its spatial characteristics. Taking Shijiazhuang city as a study area, this paper applies Moran’s I method and regression models to analyze township-scale RLC patterns driving factors. investigates four common pathways RLC: production-oriented farmland, tourism-oriented homesteads, construction which are predominantly found urban fringe areas. distribution demonstrates positive autocorrelation, characterized by aggregation polarization. Population, economic level, agriculture, location conditions identified key drivers, their specific mechanisms vary across development pathways. Future efforts should focus on ensuring balanced coordinated accordance with regional capacity, while also addressing the implications arising from coexistence aging poverty.
